Loading Dock and Deliveries

The Loading Dock is open and staffed from 6:00am to 5:00pm, Monday through Friday. All deliveries, large or small, must come through the loading dock located on Fullerton Street. Temporary access cards for the freight elevators will be provided to delivery personnel in exchange for a valid form of ID.

Building Hours of Operation

The entrances and elevators are open and accessible without an access card from 6:00am-9:00pm, elevators 6:00am-6:30pm, and escalators stop running at 6:00pm. Outside of these hours, all after-hours security assistance calls should be directed to (617) 859-9410.

Access Cards

As a new tenant, access card request forms must be filled out and delivered to Landmark Management, located on 2nd floor West. This form can be found in the tenant services section of the website. There is no charge for the initial access cards.

When a tenant loses their access card and a new one has to be issued, a fee of $10 will be imposed. Immediately report any lost or stolen access cards to Building Management or to Security.

Any malfunctioning access cards will be replaced free of charge.

Deliveries

Freight Elevators

Freight elevators are used on a first come, first serve basis. Use of the freight elevator for regular deliveries may be accommodated during normal business hours with each delivery waiting their turn. They are not to be held ajar and must be released after the freight is off-loaded in order to be available to other tenants. All deliveries must be received or unloaded at the loading dock. Deliveries are restricted to the freight elevator only. Loading dock is open 6am - 5pm, Monday - Friday. Please ring the intercom to the right of the loading dock door to gain access during off-hours and on the weekends. Parking is permitted in the loading dock area for deliveries only.

DELIVERIES WILL NOT BE PERMITTED AT ANY TIME THROUGH THE MAIN LOBBY – EXCEPT FOR POSTAL DELIVERIES.

Packages

UPS and FedEx packages are delivered directly to your suite.

Mail Services

Individual tenant mailboxes are located in the Landmark Center mail room at the loading dock. The mail room is for the delivery and distribution of mail from the U.S. Postal Service only. Courier services, FedEx and UPS deliveries should be directed directly to your office. All other problems regarding postal deliveries, including misdirected mail, should be directed to the postal service for this area. Kenmore Post Office: (617) 437-1113.

Please note that the building staff cannot sign for any packages or deliveries.

Tenants expecting deliveries should use their assigned suite number at the end of the building zip code.

Bike Cage and Bicycle Parking

To better serve tenants who cycle to and from work, Landmark Center has four complimentary bicycle racks located outside of Staples, Regal Cinema, near the corner of Boylston and Brookline, and on the P1 Level of the parking garage. A bike cage, located on P1, is also available to tenants for use. Tenants are responsible for securing their own bikes and providing a lock. Building Management assumes no responsibility for the security of bicycles within the property.

Electric Charging Stations

Two 2-port Electric Vehicle charging stations are installed in the garage in an effort to promote clean energy, reduce carbon emissions, and stimulate the use of EVs throughout the area. The charging stations are located on the first level of the garage on P1 and are available at all times for your use. Please ask the garage attendants for any assistance you may need.

Fitness Center

Boston Sports Club is located on the 3rd floor of Landmark Center. Entrances are accessible via Brookline Avenue and level P5 of the garage.

Hubway

The Landmark Center Hubway bike rack is located on Brookline Avenue near the corner of Boylston Street.

Locker Rooms

Men’s and Women’s locker rooms are located on level P1 of the garage and are available to all tenants of the building. Tenants are allowed to use their own lock during the day, but nothing is to be left overnight. Any items that are found will be confiscated by security. Animals

All animals except guide dogs are prohibited on the premises.

Bikes

The Landmark Center does not permit tenants to transport bikes through the building lobby.

Contractors and Third Party Vendors

Building management must approve in advance contractors performing work on the premises. Contractors must be licensed and provide evidence of insurance in addition to necessary building permits, as well as properly protect the lobby floors. Please inform your vendors of these restrictions.

During the daytime, the loading dock attendant will issue a temporary pass to contractors, while after hours and freight elevator access must be coordinated through building management. Please contact us for a sample certificate at landmarkreception@samuelsre.com for a form to complete.

Fire Alarm Testing

If you need to schedule fire alarm testing, please contact Building Management at least 72 hours in advance. You will be required to complete a form indicating which alarm points are to be taken out of service and when they will be taken out of service.

Insurance Requirements

Landmark Center requires all tenants (as well as their contractors and vendors) to provide evidence of insurance. Specific insurance requirements are outlined in your lease. Landmark Center Park Drive LLC c/o Samuels & Associates must be listed as the Certificate Holder and as an additional insured. Waiver of Subrogation language is to be in favor of the property owner. Moving Procedures

Moves across the lobby must be coordinated through building management 48 hours in advance and done between 6:00pm and 7:00am. For large moves occurring after hours, please email building management with details of the exact date and time of the move. Proper protection must be put in place in an effort to protect the floor. Additionally, a valid certificate of insurance is required from all vendors, which is to be sent to building management for approval prior to the move.

Smoking

In compliance with State Law, smoking is prohibited inside the building. Pursuant to LEED-EB standards, smoking is also prohibited within twenty five feet of all building entrances, air intakes, and operable windows. There is a designated smoking area across from the entrance to Staples.

Trash and Recycling

If you need assistance or have questions, please contact the loading dock attendant or the security desk. Improper disposal of trash could result in a $100.00 fine.

Electronics Recycling

Recycling electronic equipment keeps harmful materials out of Boston's waste stream and the environment. While safe to use, electronics often contain lead, mercury, and other hazardous materials and make up the largest and fastest growing component of the hazardous materials entering our waste stream.

Have electronics, batteries or lamps to recycle? In 2012, Landmark Center implemented an E-Waste program for all tenants to use. If you need a pickup or have a question on pricing for specific items, please contact Building Management at: (617) 603-5600.

Energy Star

Landmark Center is a proud recipient of an Energy Star award for 2014.

Lamp and Battery Recycling

Lamp, ballast and battery recycling services are offered through the management office and can be requested via the work order request system. Fees are based on quantity, estimates provided upon request. Lamps, ballasts and batteries are stored in a designated area at the loading dock prior to removal by our vendor.

Single Stream Recycling

In conjunction with our trash company, a single-stream recycling program was launched in 2011. A combination of management’s efforts and the cooperation of tenants, we are continually aiming to reduce the amount of trash that goes into landfill. Single-Stream recycling allows you to place recycling items #1-7 in the blue bin; there is no sorting required by individual recyclers.

Sustainability Tips

  1. Turning off the lights: Lighting consumes over 25% of the energy consumed in commercial buildings. When you leave the room, turn off all the lights. Furthermore, if you have windows that offer lots of sun light, turn off your lights while in the room too. Only use what you need when you need it.
  2. Turning off electronics: Overhead projectors, TVs, computers, monitors, refrigerators and all other office electronics consume energy. Make sure these things are turned off when you leave the office for the day. If there is nothing in the fridge that can go bad, unplug it.
  3. Computers turned off at night: often times we put computers on sleep mode. This consumes unnecessary electricity when our office is empty. Power down computers when you leave for the day.
  4. Change the thermostat. The “Green” standard is to have the thermostat set for 78 in the summer and 68 in the winter. However, each climate is different. The point is, find a climate that is comfortable, but not extreme in either direction. You can’t please everyone so it is important to bring layers of clothing to compensate.
  5. Electronics away from thermostats: Make sure there are no electronic devices or appliances next to the thermostat. If the thermostat gets hot because it is next to a refrigerator, it will cool unnecessarily.
  6. Reuse: Use both sides of the paper when printing draft materials. If you need to print only on one side of the page, save the paper and use the other side to print at another time.
  7. Recycle: Have a recycling bin so you can recycle paper, cans and bottles and other recyclables. Use the bin as a tool to educate your colleagues on responsible waste management.

Elevator Emergency

If you experience an elevator emergency, please press the Security Call Button – this will connect you with the security desk. Give them details of the emergency. If the doors should not open between floors, do not attempt to climb out. Be safe and stay in the cab until instructed otherwise.

Take I-93 North/South to Exit 26 (Storrow Drive). Follow Storrow Drive approximately 2.5 miles to Kenmore Square/Fenway exit (on left). The exit ramp forks, stay to your right. Take right at first light into Kenmore Square. Take leftmost fork at second light onto Brookline Avenue. Once on Brookline Avenue, pass Fenway Park on your left and the movie theater, part of Landmark Center, on your right. Turn right onto Park Drive at first big intersection. Turn right again into the parking area.

From West of Boston

Take I-90 to exit 18. Follow Storrow Drive eastbound to Kenmore Square/Fenway exit. Follow directions above.
